Client / Project Brief

This home has been designed and built as a Show Home for Landmark Homes. The site itself is on a small site in Auckland (206m2), however the client wanted to showcase what could be achieved on a small site without compromise.
The brief was simple, but ambitious – create a home that feels generous, refined and deeply liveable – one that proves that luxury and spatial constraint are not mutually exclusive. Use of space was essential, and every decision had to count. The home needed to feel spacious without being large. The home had to support everyday living with ease, offering comfort, functionality and flexibility.
Indoor-outdoor flow that enhances the feeling of space without feeling forced was important to the client.
The palette is to be grounded in New Zealand products wherever possible, reinforcing a commitment to supporting local craftsmanship. Natural textures, soft forms and use of organic materials were used to enhance the sense that the home needed to feel grounded, authentic and connected to nature, even within an urban context.
The material palette emphasizes timber for warmth, texture and connection to nature; stone for durability and tactile richness; and sustainable materials that align with the clients request for efficient performance and long-term responsibility.
The aesthetic is refined yet understated. Luxury is expressed through quality, not quantity. The home feels calm, and right.

Response to Brief

Working with the site, good design was essential. Restrictions called for thoughtful decisions throughout the project. Minimal waste spaces were required, so hallways are minimal allowing for more space in livable areas. Storage is a premium, therefore all possible options have been included. Hallway cupboards created from small areas stolen from a bedroom, hidden kitchen storage tucked within the framing, high cupboards above cabinetry, attic storage all help to gain space where there isn't usually. Outdoor areas were created, becoming part of the floor print. Solar driving aircon and laundry, for energy efficiency. Challenges and restrictions led to considered creativity.

Detailing & Materiality

Organic was part of the brief. Natural materials were therefore considered and selected. Natural Oak flooring was used for the hard surfaces throughout the living and pedestrian areas, contrasting with soft natural NZ wool carpets into the bedrooms, creating warmth and luxury. The kitchen is adorned with Natural Oak veneer, the island bench wrapped in Italian Travertine, finished in an organic, textured surface. A gas fire features in the Living Room clad with the same Travertine for cohesion. Appliances were carefully selected to max the usage but minimize the space needed for them. NZ wool was used as a feature wall in a bedroom and in the upstairs lights. Here natural selection shines.

Innovation & Creativity

The wall behind the Master bed utilized an Acoustic wool fabric, simply for texture, aesthetics and a feeling of being cocooned. The kitchen splash back slides across to reveal storage for spices and oils. The dining table has been built into the kitchen bench as a way to release more space within the living area. Pocket doors hide the laundry adjacent to the hallway. Storage cupboards have been built as part of the cabinetry above the kitchenette, utilizing what would be dead space. A built-in desk provides options for a workspace. Heat pumps are hidden, out of site. A curved exterior wall, determined by an easement on the site, provided creativity in the ensuite shower to celebrate that.
